When talking about Tampines, we definitely can’t ignore the eastside. The entire east of Singapore is itself a huge and vibrant community that is still extremely accessible and well-connected to the other parts of our little red dot.
For 1st-time homeowners looking for an affordable but affluent lifestyle in the east, we would definitely recommend Treasure at Tampines. This gigantic development has one of the lowest entry prices of all condo developments across Singapore ($1.12 million~).
Maintenance fees are estimated to be between $150 – $264 depending on unit type. This is really low, considering average condo maintenance fees range from $250 – $350.
One obvious drawback though, is how crowded the amenities will be when considering the number of people who will be sharing them. With 2,203 units and an average family size of 4, that’s 8,000+ people in total!
If you’re looking for privacy, this may not be the condo for you. However, if you like a bustling community for you and your children to mingle with, this may be a good choice.
Next Home Upgraders
Similar to New Home Buyers, the community may be a plus point for upgraders with children. As parents ourselves, we know the importance of socialising with peers and learning effective communication skills.
For food options, Treasure at Tampines is right next to Tampines Round Market & Food Centre. Otherwise, you can take a short bus trip to Tampines MRT, where you can have your choice of dining and shopping options across 3 different malls. In terms of accessibility, this development is actually one of the nearest to the Tampines hub, a major concern for those living in the east.
Nest Egg Finders
As far as investments go, Treasure is not the best pick. While the low entry price leaves a lot of leeway for growth, it is unlikely to rise as much as other developments. This is due to the high number of units.
With a huge supply of units, there is stiffer competition when selling a Treasure unit, creating a need for competitive pricing. Investors can’t expect to turn a huge profit with so many other units available. With restricted growth, the timing of your sale becomes even more important. You’ll need to hold your unit until the prices are right, causing you to lose out on opportunities to invest in other, more profitable developments.

Affordable and accessible, Treasure at Tampines is a great buy for homeowners, particularly those with children. We highly recommend it to those looking to live in the east near to Tampines Hub. The drawback is a lack of privacy, as well as how crowded the amenities will become with so many residents.
Investors are suggested to look at alternate developments instead of Treasure. While there is room for growth, there’s too much competition for both rental and sale income.
